57:15 I believe the tax problem that people who gave their homes back to the bank (typically by a process called "deed in lieu" of foreclosure) would be where the subsequent sale of the property was for less (not more) than what was owed to the lender. If the lender/bank forgave the deficiency that forgiveness amount would be considered income to the former homeowner and the homeowner would receive a 1099 for that " income".
55:55 he comment about the risk if the seller files bankruptcy because the property is still in the name ofbthe seller only applies to one of the types of creative finance but not to seller finance where title is transferred from the seller to the buyer. The same when the buyer takes over the mortgage payments. The buyer takes title on the deed subject to the existing mortgage lien.

1 yr leases do not secure your position. They are a false sense of security. Tenants break leases all the time.

Everything is a scam. There is no way for you to check if someone is going to steal your money. Either they do it or they dont.
The best way to avoid investing in a scam is to not have any money to invest in a scam.
